A mixed-use retail and residential unit in the heart of Ipswich town centre is going under the hammer.
Located opposite the Corn Exchange in King Street, the property is made up of two retail units with one and two bedroom flats above.
The larger retail unit trades as a café and shop and is let on a 10-year lease from 2015 at a rent of £9,450 per annum.
If the property is purchased at auction, the lease would continue to run.
The adjoining smaller unit is vacant but was previously let to a florist at a rent of £5,000 per annum.

Above the retail units, the flats are on rolling assured shorthold tenancies at rents of £525 and £665 per calendar month.
A spokesman for Auction House East Anglia said: "With an overall potential yield exceeding 10% of the low guide price, we believe this to be a solid investment opportunity."
The property has been listed at a guide price of between £275,000 and £325,000.
It is heading to auction on Wednesday, March 20.
